Your job is to be the administrative manager of the listing. Educate the seller. Education builds confidence. Are your worth what you charge? Make sure you tell the seller how you plan to market their property.
Seller demands must be put in the proper perspective as you outline the selling process. The marketing process can bewilder a homeowner. They are not sure what to expect; nor what is expected from them. After you get the listing, prepare the seller for each of the steps that will follow. Explain each phase of the process, describing what you will be doing and what will be expected from them.
Five Ways to Prepare Your Seller:
1. Discuss the procedures for getting the home in top marketing condition.
2. Illustrate what they should do to prepare for a showing and what should be done when a buyer sees the home.
3. Describe your marketing program, including advertising policy, open houses and tours.
4. Explain the way you reach qualified buyers. Explain how you use the Multiple Listing System and other Contact Management Systems.
5. Let them know how often they can expect to hear from you.
